abstract

every title, traced to the root

Title search for Hillsborough County, read record by record.

Abstract reads the public record the way an examiner would: chasing every reference, matching every lien to its release, and citing the page behind every answer.

What one house showed us

We traced the complete recorded history of a house on Fielding Avenue in Tampa’s Hyde Park: thirty documents, back to 1963. The current deed looked ordinary. The record underneath it was not.

One owner appeared under three different names. A 1976 deed and a later court decree both cited the wrong plat. A 1967 mortgage was never released. None of it was hidden — it was scattered across documents that a search has to go find and read in order.

That is the work. Abstract does the finding and reading, cites the page behind every answer, and leaves the judgment calls to your examiner.

How it works

  1. 1

    Read the record

Abstract searches the county’s recorded documents by name, by reference, and by parcel — not just the most recent deed.

  2. 2

    Trace the chain

Every reference inside a document, a book and page, a prior mortgage, a plat, becomes its own search, back to the root of title.

  3. 3

    Cite every answer

Every conclusion points to the recorded page that supports it. Where the record can’t answer something, Abstract says so — your examiner decides and signs.

Where we are

Abstract is early. We’re testing against real Hillsborough County records, starting in Hyde Park, and looking for one or two independent agencies willing to pilot it against closed files. If that’s useful to you, we’d like to talk.
